ENVIIRONMENTAL SITE ASSESSMENT

Environmental Site Assessments: Protecting Your Investment and the Environment

Before purchasing or developing land, it's essential to understand the environmental history of the property. Our Environmental Site Assessment (ESA) services provide a comprehensive evaluation to identify potential soil or groundwater contamination and assess environmental liabilities.

Whether you are a prospective buyer seeking peace of mind or a current landowner aiming to stay compliant, our ESA services offer clarity, confidence, and compliance.

We provide compregensive and high-quality environmental site assessment and remediation services in Alberta and British Columbia.

Phase I ESA

A Phase I ESA is the initial step in evaluating a property's environmental condition, especially during commercial real estate transactions. It identifies Areas of Potential Environmental Concern through historical research, site inspection, and interviews-but does not include sampling or lab analysis. Its purpose is to uncover potential contamination risks that could impact property value, legal liability, or future use.

Phase II ESA

Phase II ESA involves collecting and analyzing samples to determine the type, concentration, and spread of contamination at a site. It builds on Phase I findings by:

  • Quantifying contamination at each Area of Potential Environmental Concern

  • Comparing results to environmental guidelines for soil, water, and sediment

  • Confirming the presence and concentrations of contaminants

  • Triggering remedial action if contamination exceeds acceptable levels

Phase III ESA

Phase III ESA is conducted before remediation to define the full scope of contamination and to ensure remediation is accurately targeted and effective. It typically involves:

  • Additional drilling and sampling

  • Measuring the vertical and lateral spread of pollutants

  • Refining the volume of contamination that needs cleanup

  • Recommending remediation strategies to meet regulatory standards
